Adaptive Reuse

ADAPTIVE REUSE of structures that have outlived their current function is generally prompted by an economic, historic or environmental reason.

This work entails upgrading and converting a facility to serve a new purpose. Usually, this applies to one that has been out of use for some time. For example, for the exterior, we can preserve any historic elements, or add new structural elements to increase its architectural interest (e.g., curtainwall). Inside, we can gut areas to add new functional components (e.g., elevators), or update the look with specialty finishes (e.g., millwork).

Transforming an eight-story office building into a nine-story, 116-room, four-star hotel required us to completely restore the exterior brick, terracotta, sheet metal cornice and exterior windows. The building's historic floor and wall marble was polished and restored, as well as the decorative plaster in the lobby and eighth floor boardroom. All existing MEP systems and non-load bearing walls were removed from within the structure.

New finishes included metal stud walls, stonework for flooring, walls and countertops, millwork, and European plumbing fixtures and carpet.
